Really responsive landlord. Would text back within a few hours, and try to get issues resolved as soon as possible.
Only thing that didn't get fixed during the tenancy was the heater - it didn't seem like really her fault though, I think the plumber really did ghost her lowkey.
She did mention she would get it fixed soon after that, but never did, but I assume it's because she knew we had our own electric heaters and so it didn't really bother us that much.
Communicative, friendly.
very fair on deposit

Flat 18, The Quadrant, Lawrence Hill, Bristol
6 ★★★★★★☆☆☆☆
Property rating
We lived there for a year. The flat itself is really cozy and comfortable. great couch. mattress is quite stiff though.
it does have damp issues though I think, we had to get the bathroom repainted with anti-mould paint because we had a cat with health problems and wasn't sure if the walls originally had damp or mould.
the washing machine it had was originally super gross, mold and stuff. we put in our own washer dryer, and as had already signed the inventory report before realising the mold issue, the property still needed to have a washer dryer when we left. so we had to leave our washer dryer there, so all in all did have to lose some money to make the place feel more liveable.?
neighbour (flat 17) is super unreasonable. only communicated to us once when we first moved in about closing the drawers in the kitchen a little less loud, we said sorry and started doing exactly that. months passed so we assumed the problem had been fixed. months later he would randomly bang on our kitchen window, yell at us, and flip us off for making breakfast too loud during working hours (8-9am). we weren't even making smoothies or anything, literally just frying an egg and making some toast - only one of us was in the kitchen, we didn't put on music. literally would yell at us through our window for making breakfast too loud - happened 3 times.
building is a s*it show. parcels used to get stolen all the time, bin room is a mess every other week, there was no fire safety when we moved in. then the building got someone to "fix" it, and for a while the fire alarm would go off randomly everyday, sometimes at midnight.
a month before we moved out the building started construction so super loud. we moved out before the scaffolding on the outside of the property so dont know how it is now.

Area rating
it's close to broadmead, which is nice if you go there often.
castle park is close.
if you go to uni wouldn't say it's the most convenient
train station being close makes it convenient for travel.
not a big shop nearby - closest big shop would be lidl in broadmead or lawrence hill, so it's always a bit annoying to do a big shop.
the sainsburys nearest is super expensive, and doesn't stock up well because it's mostly catered towards business people that work near there, not people who live near.
