Landlord rating
We never actually saw the landlord, all contact was through the agency although a few times two maintenance people popped in who were nice enough. We got in a dispute over our deposits at the end of the tenancy where the landlord made a load of ridiculous claims (for example £50 for rubbish removal when no rubbish was left behind, something like £70 for gardening when the front and back gardens were filled with weeds to begin with, money to fix banisters that were broken when we moved in, money to fix a window when none were broken). There was also a +£400 cleaning bill which took the overall amount claimed to over £800 despite doing what we would describe as a good domestic clean. The cleaning company seen on the invoice didn't exist and according to one of the new tenants, similar to when we moved in, it did not have the appearance of having had a professional clean. Luckily we took good photos when we moved in proving that on every count the landlord was wrong, leading us to get our whole deposits back. The tenants from the year before us said they had quite a few problems with the landlord too.

All communication with the landlord was through the agency (Cliftons) which seemed not to be used to dealing with a student letting, but were all lovely in personal communication. I think the agency might have changed since. The fees were incredibly high, IIRC £600+ per person split between a load of different categories by the end (so initial "agency fee" was £300 or so but then extra charges for stuff like inventory doubling it as time went on). Slow at times, with no out of hour emergency number which was a massive faff when a power cut led to a burglar alarm we didn't know existed going off all night long until they came into the office at nine the next door and managed to get the code from the landlord at 11. We now know that we're entitled to the landlord's address/number but didn't know at the time and weren't given them.

A nice house but not in great nick, despite apparently having had a "deep clean" before there was rubbish on the kitchen floor and across the garden and broken bits and bobs everywhere, some appliances on the verge of breakdown/semi-broken. Quite drafty and hard to keep warm.

Area rating
Lovely area, on a pretty stretch of the main road. Not far from the centre, on the main bus route and a short walk from most things you need. A bit far from any big shops but easy to get an Asda delivery or something and the new Lidl just past St Werburgh's isn't too far away.
