Landlord rating
We did not deal directly with the landlord, but judging by the condition of the house, they were only concerned with making money from tenants and did not want to spend a penny on maintaining the property.
We were told several times by the agency that repairs were delayed because the landlord was reluctant to pay, but I certainly wouldn't trust the agency either.

Letting Agent rating
Worse than useless, actually pretty dodgy. They began friendly enough, I even got a facebook friend request from one of the agents (which I thought was inappropriate). When we asked them if the landlord would consider pets, they suggested we could get a pet anyway and not worry about what it said in the tenancy agreement - really unprofessional and could have worked out badly for us if we took their advice.
When we complained about the multiple issues with the state of the house, they began by suggesting that the damp was our fault, as we had dried laundry inside (in the winter, in a house without a tumble dryer). We pointed out the stains and black mould growing on the walls, and water pouring into one of the rooms. After hassling them many many times and them not replying to our emails and phone calls, they eventually arranged repairs to the roof tiles, but this did not fix the damp problem.
Our toilet broke in February, and had not been repaired by the time we left in May. After ignoring us for moths, they eventually said that the reason for this was because they didn't want us to have disruption while it was repaired - even though we had asked for this repair many times.
We discovered after we moved in that there were pages missing from our copy of the tenancy agreement. We asked them to provide us with the missing pages, it took a considerable time - they told us they no longer had a copy at the office. When we received the rest of the document, it turned out to be clauses relating to damp, and something about us having a responsibility to prevent this. Very dodgy people.

Property rating
The property was in a bad state of repair. There were small problems such as the cupboard doors being broken, some of the light fittings not working, and stains all over the cream carpets. The upstairs toilet had a macerator tank, which sounded and smelled horrible and broke halfway through our tenancy, causing water to drip through the ceiling. There was a downstairs toilet and shower, but it was by the back door, with no heating and just a curtain separating it from the way in and out of the back door, so it didn't feel very private.
The attic was full of junk left behind by previous tenants or the landlord.
The much larger problem was the damp. We couldn't use several of the kitchen cupboards because everything we put in them would develop a layer of mould. Our clothes and furniture went mouldy, and the whole house smelled musty and horrible all the time. There was black mould growing on several walls. It turned out there was a broken roof tile, leading to water cascading down one of the bedroom walls, and in the attic some of the beams were wet to the touch and starting to rot. There was a gas and electricity meter, which was expensive.
It was a real shame, as it would have been a lovely house if the landlord had bothered looking after it. There was a large garden, kitchen and living room.

Area rating
There was not much in the area apart from a convenience shop and one hungry horse pub. North Street, Lidl and Victoria Park are all within walking distance, but it's still quite far to go. The area didn't feel very safe, and when my dad visited he had his spare tyre stolen from our driveway after leaving it unattended for about 20 minutes.
