Landlord review for Lauren Peach, Bath

Landlord rating: 1
Would insist that there was nothing wrong with the property and then would get things fixed anyway. As if they didn't want to admit to our faces that there was anything wrong with the property e.g. when asked about the security of the patio door were told that there was nothing wrong with it, even though with little force it could be pulled open from the outside. When we came back in September the lock had been repaired despite “there being nothing wrong with it”.

Even if you are the perfect tenants (befriending the neighbours and everything) they will look for faults upon inspection even if there aren’t any. If you didn't follow their recommendation and went your own way, they responded negatively.

The markings on the original oven had worn off and so we had to guess the settings. Only after the council inspection, did we have a new one which, because smaller ovens are cheaper, didn’t even properly fit the gap. Because it was the wrong size, plywood was placed each side. A thoughtless decision as it was only placed on top and so if food fell down, it was near impossible to remove due to the size of the gap.

Simply, the landlord couldn’t be bothered to spend money on improving/repairing the house and only upon ‘official’ pressure (i.e. the council) actual did their job as landlords.

And upon the end of the tenancy, tried to charge us for as much possible e.g. a lightbulb that had gone out during the last two weeks when no one had lived in the property.

I know this could come across as that terrible, over the top review that you always find on review sites. But trust me, from siblings and mates who are at other unis, I know what student houses are meant to look like. Students, stay away.

Property review for 32 Wedgwood Road, Twerton, Bath

Property rating: 2
A 6 bedroom house, which could be described as 'rotten on the inside' i.e. it looks new and clean, but has been made/ repaired using cheap materials. Double beds in every room, 5 of the 6 rooms were good sized. But one was a box room above the stairs so no wardrobe or desk.

After barely living there a month, mould appeared on one of the downstairs bedroom’s walls (the landlord tried blaming our housemate for 'spilling drinks in the same spot' who's room was above) after a few emails back and forth someone did come to look at it but nothing was really done. A crack in the living room ceiling which was conveniently painted over before we moved in and progressively got worse while we were there. Told by the landlord that they wouldn't let us live somewhere that was uninhabitable when at the same time another of their properties flooded and the roof fell in due to a similar crack.

The toilet in the main bathroom was a Saniflow and was prone to malfunction, but were told by the landlord that any repairs costs would have to be met by us. On one instance, it continued flushing at random times and so we had to figure out our own way of sorting it out, and a plumber was only called after the council inspection visit.

Also, there was a fridge in the cupboard under the stairs which they should’ve known was illegal and a fire hazard, which again was only moved upon the council inspection. None of the doors were fire doors, and all had to be changed including a door which had been removed from the living room prior to our arrival.

Even though they were having over £3.5k per month from us, the downstairs bedroom (which hadn’t been insulated properly) was so cold that one of us had to sleep on the sofa in the living room.

Area review for Twerton, Bath

Area rating: 3
The area was residential, though there were a few other student properties around. Not great transport links as the only one back to the property was the 5 - its reputation is deserved. There was a corner shop less than 5 minutes away but the nearest actual supermarket was a Co-Op around 15 minutes walk away.

Either side, the neighbours were pleasant. Though nothing to do in area other than walk to the farm. If want to constantly be surrounded by student hustle and bustle, this is not the area for you.
