Easy to contact via email and text messages.
Did replace a faulty mattress in one of the bedrooms after some persuasion.
Did not fix the inadequate heating in the large downstairs bedroom despite multiple requests dating from April to January, and constantly pushed to invalidate my complaints about the lack of adequate heating in the room when the temperatures in the room are a health hazard. Housing standards had to issue a notice to remedy for any works to be done. Five other violations were found by the council including gas safety violations for inadequate gas meter containment, as well as two bedroom windows being left defective, one not properly closing, one being unable to open at all.
Did fix the shower running excessively hot, but only after six months of the tenancy, several contractor visits and badly bodged temporary repairs.
Were rather stubborn when asked to correct errors in contracts regarding the provision of appliances, and not especially thorough with checking them in the first place.
Will try to con you out of responsibility for repairing the washing machine, by claiming it doesn't belong to them.
When we did a deed of assignment to change a housemate, the leaving housemate was charged £60, which exceeds the legal cap of £50. They never provided reasonable evidence of the higher cost being incurred, as is required for exceeding the cap.
Have stopped us installing a smart meter in the property even though a landlord is not permitted to unreasonably obstruct this.
The company is called Belgrave, an asset management firm that has its own (highly incompetent) property managers.

Property rating
Some mould in sporadic random spots in the bathrooms and in the extremely cold ground floor bedroom. Some suspected in the kitchen too.
Bedrooms are of widely varying size and come with largely acceptable quality furniture. The two small rooms on the middle floor are cramped, but the rest of the bedrooms in the house are well sized.
The kitchen lacks adequate freezer space for six occupants, with us having to share effectively 2.5 freezer shelves between 6 people, a hideously inadequate provision.
All bedrooms run cold in winter and the windows are very draughty.
The living room is unpleasant and has no window. It is a very depressing place to be.
Kitchen is bright and airy, but gets very cold in the winter. Same for the downstairs bathroom and the entirety of the stairwell. Temperatures pose a health hazard to vulnerable people and rarely exceed 16 degrees in the stairwell during cold periods.

Area rating
Widcombe is basically perfect as a Bath student, especially with the new Morrisons.
Have absolutely loved it here. Brilliant area. Super easy, safe walk to the Bath Uni campus too if you're able to deal with the hill and take it slow.
It's rather loud at times and you do get the occasional drunk hooliganism but it's usually not a problem.
