The landlords were apologetic about the state of the house at the start of our tenancy but they didn't actually do much to rectify the situation. We asked for an inventory but were told there wasn't one. We had to judge ourselves whether items came with the house or belonged to the ex-tenants and could be disposed of.
We had to remind the company on multiple occasions that 24 hours notice to enter the property was a legal requirement. Throughout the year there were lots of appointments with various tradesmen entering the property, many more than I have ever had in previous rental properties. On none of these occasions were we asked when would be convenient, just told when an appointment had been made for.
One time we did ask for an appointment to be changed, as it was reading week at our university and lots of us were away. This wish was basically ignored and they proceeded with the viewing. Furthermore the property manager left rooms unlocked and lights on.
During the tenancy they were helpful with rectifying important issues, providing us with a new fridge freezer and washing machine when these broke.

The house could be quite nice. 7 bedrooms which all have double beds and decent desks (although one room is a lot smaller and has a cupboard on the landing to act as a closet). A large kitchen and a separate lounge. 2 shower rooms and a third separate toilet. The house doesn't get very warm, even when the heating has been on. One of the bedrooms has an adjoining conservatory which leaks and hasn't been fixed.
However, the house is not well looked after by the landlords. They run tenancies together, with no time in between to carry out maintenance work to a high standard.
The house was not clean at all when our tenancy started. Lots of belongings of the previous tenants had been left. Bins had not been emptied. Food had been left in the freezer. No appliances had been cleaned. The house had not even been hoovered.
We complained but were told that our house had not been made a priority to be cleaned and, as they used the same cleaners for all their properties, our house wasn't cleaned until the second week of our tenancy. This was not an end of tenancy deep clean however, just a quick hoover and emptying the bins. We complained again but the cleaners did not return for over 7 weeks and even then did not do a decent deep clean.

The location is decent. A 5-10 minute walk to the train station and the centre of town. Close to bus stops for the U1 and U3 buses going to the University of Bath.
The road is busy and noisy, especially if you are in a room at the front of the house. The road is also permits only, however you can park outside the house to unload your car/pack up.
