Landlord rating
The service she provided was terrible. Communication efforts were consistently poor and we were disappointed with the lack of respect she showed us. She was obnoxious, rude and unprofessional. We were given no emergency contact for her or a maintenance team so when our ceiling fell through in the kitchen due to a leak (that we had asked her to look at for weeks because we were worried and she ignored the problem) we didn't get any response, at this point it was unsafe to be in the house.
She frequently ignored problems we raised and dismissed when things needed fixing, putting temporary measures in place to cover up, she never came to the house or offered to help/send maintenance out. When the heating system was broken over winter, she suggested 'have you tried turning it up?'
We were charged for ridiculous expenses when we vacated the property, including £17 per lightbulb and ware and tear that had been a problem long before we moved in. She wouldn't take into consideration our availability when bringing new tenants to view the property, despite us telling her 30 minutes before work was not suitable for us to vacate the house, she proceeded to ignore us and suit her own needs. We are reliable tenants who work in the NHS and she took advantage of us being young, female and inexperienced.

Property rating
Old run down but suitable property for young professionals, good room sizes, x2 bathrooms and good size living/kitchen area however many problems over the course of the year including leaks, mould, ant problems and other structural damage. The property was not clean when we moved in and despite us leaving it in a better condition than how we found it, we were still charged for ridiculous cleaning bills.

We cannot fault the local area and lovely neighbours we had, transport links were brilliant and very close to parks and the city centre, we enjoyed living in the area and always felt safe.
