Landlord rating
No heating or hot water for over a month during freezing winter temperatures. Despite repeated emails and calls, there was no proper response or resolution.
Jade ATA, absolute useless, failed to respond to multiple emails. The maintenance team gave inconsistent updates, and the head office in Telford offered no help either — just more delays and excuses like “holiday season” and “engineers are coming” , “waiting for a part from Belgium.” The flat stayed below 10°C, making it unliveable.
I’ve reported the issue to Sheffield City Council’s Environmental Health team due to the unsafe conditions. Complete lack of responsibility across the board.
Would not recommend. Keep full records and know your rights if you’re dealing with Noble Design & Build / Noble City Living.

Had an incredibly frustrating experience with Noble City Living. Communication was consistently poor throughout the tenancy. Emails were rarely answered, and getting in touch with anyone who could actually resolve an issue felt impossible. You’re constantly passed between Jade, the maintenance team, and the Telford head office, with no one taking responsibility.
Even basic repairs took weeks to sort out — and only after chasing multiple times. The property looked decent at first but was poorly maintained underneath, with ongoing issues that were never fully addressed.
Unprofessional, unresponsive, and completely irresponsible.
Avoid if you value your comfort, safety, or time.

The apartment itself was decent on the surface — modern-looking, good location, fair layout. But none of that matters when you’re left without basic utilities for over a month in the middle of winter.

Endless excuses, no clear updates, and no real effort to fix the issue. The flat might look nice, but behind the scenes, it’s badly managed. Avoid Noble City Living unless you’re ready to fight for basic living conditions.

The apartment itself looks decent and the location is the only real positive. But honestly, that doesn’t matter when you’re living without heating or hot water for over a month during winter.
What makes it worse is dealing with Jade. There are better options out there for the same price — places where your basic needs will actually be met and you won’t have to chase people just to live comfortably. If you value your mental health, look elsewhere. Noble City Living is not worth it.
