Luisa Papa (the public face) and her partner Richard Anderson (whose name is on the tenancy agreement and bank account) are not, in my opinion, fit to act as landlords,

Luisa can seem very charming and pleasant as other reviewers note (she has a marketing background), but eventually she shows her true colours - she is dishonest and unscrupulous and her priority is to make as much money as possible.

Generally Luisa and Richard show a very poor understanding of tenant rights - she entered our flat without our permission at least once, did not protect our deposit until 6 months after our tenancy started, then we had to wait 3 weeks and threaten legal action to get it back - even then she did not see any need to provide justification for keeping any of it.

Luisa's attitude generally showed disrespect towards us - for example, as a couple we had to buy a second set of keys because she would only provide one set, and she did not reimburse us when we returned the ones we paid for. This is very mean spirited given what we paid them in rent.

I would urge anyone renting from Luisa and Richard to be careful and not let their public personas deceive you, to understand your rights as a tenant, keep logs of incidents and problems and take lots of photos to use as evidence if needed.

The flat we rented had numerous, serious issues and in my opinion was not fit for habitation. There were very high levels of black mould and damp to the point of crumbling plaster and growing damp patches on the wall. The black mould also damaged our own furniture and possessions.

The windows are single glazed with ancient wooden frames. Luisa markets this as a heritage feature and tells you she is not allowed to have them replaced - however, none of the other ground floor flats on the street have condensation to the point where every day the windows are dripping in water and you cannot see out until you spend 5-10 minutes at regular intervals throughout the day clearing it all! There is also inadequate ventilation from useless extractor fans which makes it worse.

The furnishings are the cheapest possible, including painted bathroom tiles which peel (and look awful), unsealed sinks and sagging cupboards which look like they may collapse any moment. The back gate is broken (she promised to fix it but never did) and there are insufficient bins for all the flats.

We had recurrent problems with mice - the pest control man dealt with them, then a few months later they came back. We were told this is because the property is so badly maintained and porous. No effort/ money was spent to block up entry points.
