The letting agent scheduled viewings and let themselves into our property on multiple occasions without the legally required twenty-four hours' notice. Sometimes, we only found out because one of us was in. Other times, they emailed us half an hour beforehand. They came to take photos of the property before we moved out (again with no notice) which they explained would be used as evidence in returning our deposit - this was unfair considering we were still living there and hadn't yet completed a house clean for move-out.

We had to wait months for a replacement hoover after reporting it broken.

Another really odd thing they did is moved somebody into the spare room with less than twenty-four hours' warning for us. It was completely bizarre for them to not give us a proper heads up which would've allowed us to prepare for a new tenant arriving (making space for them in cupboards, etc), or even to see if the tenant liked us/we liked them. Thankfully, the tenant was fine, but this was still strange and an inconvenience for everyone involved. Beware if you're in a group smaller than the property allows for!

We had problems with the letting agent as we didn't feel that they managed the property fairly or sufficiently. They also let the flat upstairs, who caused the rubbish problems described in the "property" section. When we contacted the lettings agent to complain after cleaning it all out to avoid vermin or our bins not being collected, they simply forwarded our email to the tenants upstairs, violating our privacy under GDPR by sharing our details without consent. They failed to intervene in any proper way and the issue was not resolved, causing a headache for us.

If I had to sum up the property, I'd say, "you get what you pay for". The flat is large and the living room is nice, kitchen is passable, but the bathroom is not in great condition (shower curtain rail detaching from wall, gaps in the skirting board and wooden surfaces are generally grotty). Property was easy to heat. Carpet is this horrible wiry stuff that makes hoovering and keeping it clean virtually impossible.

The biggest problem for us was the flat upstairs who we had to share bins, outside grounds and a communal landing with. They loaded the recycling bins with rubbish on multiple occasions, meaning they couldn't be collected, and then we found out after the tenancy they'd been dumping bags of rubbish behind the back of the house.

The landlord himself is pretty helpful. If you're going to live here then definitely get his number. We'd recommend going straight to him and not bothering with Oak Estates unless necessary.

Area review for Sharrow, Sheffield

About a fifteen minute walk from the Hallam campus, five-ten minutes' walk from Sainsbury's on Ecclesall Rd. and other amenities. Street itself is very green, although traffic is horrendous as people use it as a "short-cut" to avoid Ecclesall Road. There is a patch of parking space which doesn't require a permit (!) directly outside the property, unlike most streets in the area.
