Letting Agent rating
Mostly very responsive, I reported a leak in my room and it took several reports and visits from contractors to believe that it wasn't condensation, but the issue was more with the contractors they chose, than with the letting agent themselves. However it did eventually get fixed so I can't complain.
Other than this they were usually very swift to fix any issues.
The other worry was how many issues there were when we moved in that just weren't disclosed in the inventory, but again they were very responsive and amended their files once we brought their attention to it.
We also had a dedicated property manager so it meant that most of our communication came from the same person which was nice.

Property rating
Small but manageable kitchen, no dining table which was annoying but bearable. Very large TV and comfy sofas. The combination of these meant we didn't do as much study as we maybe could have, so wouldn't say it's great for final years (but we managed ok).
3 of the 4 bedrooms were very spacious, the other room was very small but has its own corridor with a wardrobe, which makes up for it a bit.
The front room was very mouldy when we first got there, hopefully it isn't that mouldy any more.
It has a lovely long garden, which has a secluded area at the far end.

Area rating
If you know Selly you know it's Selly - not the safest or cleanest area but I think it was ok. Heeley Road is a good road to live on as it is still in the main chunk of UoB student houses, but also out of the way enough that you don't get car windows smashed/people peering in windows, like you might on Tiv or Alton for example.
