Landlord rating
We saw them often because there were a lot of things to be repaired - probably something every 3-4 weeks.
I have to give them due credit where it’s deserved, as soon as we got his phone number we were able to reach them quickly and usually he came to fix stuff straight away/ within a day or two depending on the severity of the problem. They were amicable enough.
They do repair everything themselves, often with second hand parts which might be the reason things are inclined to break/ are never really truly fixed as they’re cheap and just need replacing.
They weren’t very nice about the extension stuff mentioned previously. Having builders inside the house when unexpected and loud building work placed a lot of stress on us and we asked for our rent to be reduced that month. All we got was £30 each. We took it because he agreed to stop building and it wasn’t worth the stress - there wasn’t much else we could do.

HouseHunt took their sweet time between every correspondence and often got things wrong or messed up. They were also just belittling of problems. For example, when I reported that there were people lifting up tiles in the garden, digging and mixing cement they told me that the landlord was probably just mixing cement for another property. Low and behold, he was building an illegal extension (in the way that it infringed on our rights of peaceful enjoyment of the property during the tenancy and the notice of building work that wasn’t given).
As soon as we got the Landlords number everything was more streamlined and we were able to resolve things much more quickly. So if you ever have to live here, make sure you do get their number.

Property rating
Not clean upon arrival - things like blood in the sink. NOS canisters underneath the sofa cushions. We even found someone’s wallet.
Dangerous looking electrics - oven and washing machine plug hanging out of the wall. Behind drawers. Kitchen basically falling apart - drawers came out multiple times and were screwed back into place. Not much building work has been done properly so faults just kept appearing and reappearing throughout the year. Things don’t really get replaced - usually fixed, by the landlord himself. But then they just come apart again. This is definitely the case with all of the cheap bedroom furniture. I don’t think any of the beds have straight frames at the bottom.
6 rooms - although there will be 7 next academic year - he has a half finished extension in the garden that he didn’t actually tell us about and started building without us knowing during our contract.
5 of the rooms are spacious, one is tiny - they have literally carved a bed into the wall to be able to fit it. That room has a bit of mould in too.
The bathroom situation is a bit dire - 4 share 1 bathroom which you have to walk across the kitchen and living room to get to. En-suite showers are unreliable - often being too hot or cold so sometimes we even use the inconvenient downstairs bathroom.

Area rating
It’s Selly Oak, so it is quite noisy some nights with people coming back from pubs/ town etc drunk and shouting/ singing. The occasional firework is also present at 1am. But, it’s where all the students live and you do feel part of a community being here. Everyone else is here so you’re always within 5 minutes of friends - I wouldn’t want to live somewhere else on a part of some drunk shouting.
It’s really a lottery with your neighbours - you could have a family, or you could have another group of students who are really into DJing and D&B. Unfortunately it’s just a bit of a gamble you have to be prepared for. Buy some earplugs!
