We had so SO many issues with them throughout the tenancy. They didn't send us the inventory for weeks, I had to request it, and when we eventually received it, it lied about the house being professionally cleaned and did not feature many of the pre-existing issues requiring repair. The property was in bad condition. The window in one bedroom would not open or shut because it hung at an angle within the frame, but all they did was tighten the locking mechanism and then say 'well it opens and shuts now so we don't care if it's fitted wrong'. They closed an issue we reported with the floorboards without even replying to us about it.
Any time we actually wanted them to maintain the property, they acted like it was an inconvenience for them. I even had the emergency contact man imply I was an idiot for not finding the water stopcock when we had an extreme leak (it was hidden in the back of a cupboard and was not a typical stopcock). I got attitude via email whenever I tried to hold them to their duties.
It took weeks and sometimes months to actually get repairs done. We were told before we moved in (July) that the sofa would be replaced. This was not done until December. We were told before we moved in to just not open the back door because the garden was so overgrown. Then they randomly sent gardeners unannounced to remove the overgrowth.
They regularly turned up unannounced for viewings, they would email notice of viewings/repairs/inspections (including monthly inspections which they lied were a legal requirement) late the day beforehand, and then tried to say 'we gave you 12 hours notice as per the tenancy agreement' - TENANCY AGREEMENTS CANNOT OVERRIDE THE LEGAL REQUIREMENT OF 24 HOURS NOTICE. Furthermore, their definition of notice is 'we will turn up at any point from 9-5 (sometimes 10-6) on this day', and they refuse to precise this even if it's for a contractor appointment, which is likely booked at a specific time. They also would regularly arrive outside of these hours anyway - they came after 7pm for an inspection at one point.
Monthly inspections - they come every month, which again they lied is a legal requirement, they come at any time of day they feel like, including outside of their working hours. If you're there, they just take a photo from the doorway, but if you're not there, they walk throughout the room taking photos and take a photo inside the bathroom too.
One time during a viewing a random girl opened my wardrobe and looked inside at my personal belongings, and the agent just let her.
I strongly recommend getting a camera for your bedroom so you know exactly when they turn up and exactly what they're doing around your personal belongings.
Overall a TERRIBLE experience. I come from Birmingham/Solihull/Shirley anyway and will be staying in the area, but I will NEVER rent with Oakmans again. This review is barely scratching the surface. They are predatory, incompetent, and unprofessional, and they rely on the students they rent to not knowing any better.

6 ensuite bedrooms. Not very modern. Standard furniture, not built in. Carpet in all bedrooms and on stairs/landings. Four-ring induction hob, two ovens, microwave, two fridge-freezers (3 shelves in each fridge plus 3 door shelves, 4 drawers in each freezer), dishwasher, washing machine, tumble dryer. Fire doors on each bedroom plus the kitchen and interior front door (there is a small porch).
The property itself was in bad condition. Broken or destroyed furniture (every chair is ripped, the table legs are broken, the sofa was ripped open, the mattresses were absolutely disgusting) and appliances (broken drawers in fridge freezers, nonfunctional settings on the ovens, boiler was dangerous and not fully working for months until replaced following a GSC check, multiple broken extractor fans). Broken windows - not the glass, the window itself (misaligned in the frame and does not open/shut without a fight). Two large fridge-freezers run off of one extension lead, which somehow managed to pass an electrical inspection (I sincerely doubt that). Missing or broken bulbs in multiple lights throughout property. Overgrown back garden - eventually fixed during an unannounced gardener visit. No full fence between neighbouring back gardens on either side. No key provided to the side gate, even though their employee told us it was a shared gate. Broken recycling bin that the council won't replace: Leaks, boiler issues, heating issues, water issues, electric issues (regular fuse blows), dryer issues, the list goes on.

Area rating
Okay, a few break ins and kind of messy, but I'm used to that as a student. The only major issue is the bins - recycling hasn't been taken in about 2 years and there is rubbish all over the streets.
