An absolutely awful landlord - never sign a contract with him

He doesn't even deserve 1 star. He was the worst landlord anyone could possibly have - he was extremely rude and didn't care about his properties or tenants at all (he apparently hadn't visited his properties in Selly Oak for 4 years when we moved in). I was literally warned by another landlord in Selly that he was notorious for being awful and that's coming from another landlord, so the bar isn't exactly sky high.
When we tried to contact him he would either ignore us or he would send rude and condescending emails back, usually completely ignoring any questions/ solutions we proposed in the email and instead blaming us for whatever issue we were contacting him about (all the issues we contacted him about were ongoing issues with the house which were there when we moved in so they definitely weren't caused by us). I don't want to mention anything specific as I've heard from other tenants that he will threaten past tenants with legal action (completely unfounded and would literally go nowhere anyway) for posting negative things about him online. But I cannot stress enough how much of an arse he is.
If you do end up having Richard Sandground as your landlord, then please please please take photos of absolutely everything when you move in because if you don’t, he'll probably say that you caused any damage/ fault in the property if you don't have proof otherwise and he'll try and charge you for it. He has absolutely no morals, so he'll probably do this even if he knows it was reported/ caused by previous tenants because the only thing he cares about is money.
If you've not signed the contract yet then please save yourselves and sign with a different, decent landlord because Richard isn't worth anyone's time of day.
