Very slow service with mixed messages, when we first moved in not all rooms had keys. On reporting problems we would be told issues would be fixed rapidly but nothing would happen. Different members of staff would tell different clearly fictional stories about repairs. Waited weeks- months for fix of leak in kitchen ceiling which then developed damp, new kitchen chairs, washing machine broke. Despite leaving property considerably cleaner than received it charges in deposit were made for cleaning which and repairs which had been raised as issues on moving in. Only through our very thorough record keeping were we able to dispute all charges.

9 bedroom property with mixed ensuite and shared bathrooms. Property condition was poor. Bedrooms were dark, bathrooms had some mould and had a leak in kitchen ceiling which then developed mould as it took so long to be repaired. Sofas and furniture was fragile. Bedrooms were a reasonable size with double beds but needed new furniture and mattresses.

On a noisy main road with a bus route, near selly Oak station, near post office and student area. Didn't always feel safe, on one occasion had to run home from the bus stop because of being chased and was warned the post office cashpoint nearby had been tampered with.
