Landlord rating
If you are planning to rent a property with Richard Sandground or Posh Pads (his company), please take this as your sign not to. He is the worst landlord I have ever rented from in Selly Oak and is only after money. He regularly sent rude and unprofessional emails full of typos. When it came to receiving our deposit back, he sent a 'receipt' that was short of over £1000. If you have already signed a contract with him, make sure you receive your deposit protection certificate and take photos of EVERYTHING in the house. Chase up a check in report and make sure that any issues at all are reported so that you have strong evidence for when he tries to have you out of your deposit at the end of your tenancy. If he tries to offer £70 cleaning special offer, make sure you clarify with him where that £70 is going because our house was not cleaned following our move out.

Letting Agent rating
We were moved to Broad Court as our letting agent half way through our tenancy. They were helpful. However, a lot of the time they were unable to resolve any issues due to our landlord (Richard Sandground) not letting them do anything and doing it all himself (very badly).

Property rating
The property had bed bugs when we moved in. There was mould in all of the bathrooms and the house was not cleaned prior to our move in. The garden is not secure, there are fallen and missing fence panels around the perimeter. There were multiple leaks in the ceiling which were not fixed properly resulting in damp patches and mould on the hallway ceiling. We did not have a working hoover and the sofas were old and dirty. One was broken when we moved in.
