Landlord rating
Josephine Kinnah live in landlord and daughter Charlotte Kinnah Brown advertising a room in balham (on spareroom) but they aren't telling renters that the flat is a basement flat. I don't want it to happen to someone else.
As it stands they are currently painting over all damp areas, rotting wood and walls with cracks in the hope of selling and /or renting again. Renters and buyer beware. A basement flat with damp. There's damp walls, damp skirting boards, mold, unmaintained main bathroom. All of which has just been painted over or sealed over with filler. The room itself has painted over damp marks on all of the walls and a cupboard with no flooring. The smell of the room and downstairs area where the bedrooms and main bathroom are, smells and attracts flies and bugs and affects breathing and the smell lingers on clothes. The view from the window is of a brick wall as the garden is raised above the room. This contributes to the cold and damp and the landlord will not put the heating on. The downstairs/basement area is damp with a lot of exposure to water. It is where the bedrooms are and the main bathroom. The bedrooms are bext to each other. The live in landlord will losten to your conversations and will losten to you use the bathroom. There is no privacy, and purposefully listens to you. It doesnt help that the live in landlord uses the stairs bannister, door frames and living room as a clothes drying area (no washing line in the garden), so theres no living room access, and this adds to the damp and mould. The main bathroom has not been updated, so there is an outdated sink, toiket and bath with shower. The bathroom is damp, with rotting wood, old pipes, broken tiles and mould. The outdated toilet and sink have very old pipe system which causes issues with flushing tissue or flushing in general and leaks. The toilet handle and top where the cistern is is broken. There is no lock on the bathroom door and it doesnt close properly and tThe bath tiles are broken and lots of cracks. And for £950+ you will be told to use the mop and bucket, bucket to help flush the toilet. Upstairs on the 1st level as you enter the flat is the living room, kitchen and a room with toilet and sink. However the landlord tries to hide the smell by using airfreshner pods placed in the upstairs toilet and downstairs bathroom by leaving the doors open. Upstairs the kitchen there's a lot of filler sealant for gaps, a very mouldy washing machine, and the landlords cooking smells will not dissipate for a few days. And the garden is not useable as it is just a space with weeds It is raised above the basement room. The kitchen is over the bedroom being rented, and there is no consideration of the tenant, with regards to the landlords use of the kitchen and washing machine noise at any time that she wishes to use it. It is above you and you will hear the machine more than once a week, and chairs and tables being moved, anyone walking when she is entrtaining and when she is in there on her own and cooking. Cooking smells also permeate the entire flat and your room will smell. Also the landlord sees it as her house to have her family, young grandchildren and friends over to stay and for food whenever she likes. The landlord listens to conversations with friends and family and interviews, as well as listening out for what you watch and do in your room, and then tries to talk to you about it, as if just bringing it up in conversation. There are unhygenic practices too. The landlord is has advertised the room at 1k and above, because of its location, but has not dealt with the damp issue and any mention of the damp or lack of facilities available to the renter and it is met with anger, argument and petty behaviour. The tenant is made to feel uncomfortabke, unwelcome and not as if it is their home. With the bills being a conscious of issue, it makes the tenant feel like they can't use anything or be in the house as she states it is "her home", and will watch you as you use the kitchen and check the bathroom and kitchen after you have used it. Renters usually take pictures as proof of state of the room and property to get their deposit back but the landlord wil see this as being rude and malicious. The landlord will look into your room and kitchen cupboards and draws if the doors are left open, even if you are in the kitchen and the doors are open for a second. She will copy and then buy the items that you have in the house incl food, and clothes and threatens to hand in notice every time that she is upset about something.
I have more pictures of the above than what i can show here and email proof, as I had to push the landlord to give notice by using spareroom as a shield. She initially threatened notice via text, then she tried to change her mind, and so by email i reminded her of the contract clause to break the 6 months and that i would like her to issue the notice letter with a months notice, rather than stay for the full 6 months.
A bad experience all round.
Update: The landlord has accused me of trying to cause her harm, and being angry about her giving notice now that the move out date is approaching. Move out date 09/10. I have kept my distance and remained in good spirits and have the proof of pictures and emails and texts.
